ONLY ONE REMAINING! Three have already been given away. This is in Club Ocean Villas II on the bayside of 120th Street in Ocean City, MD. I even pay the legal fees for deed transfers. Maintenance fees for 2026 already paid.
Here’s the situation: we have owned and enjoyed these units since the late 80’s. It was great when we lived in Maryland and our kids were younger, and we could take them for beach getaways several times a year. Now that we live in East Tennessee and the kids are grown and living in other states, it is just too difficult to arrange to visit.
These are still great condos for families, though. Also, the COVII community is a member of Resorts Condominiums International (RCI). If you choose to join (like we did), you can exchange your weeks for other weeks all over the globe. We have exchanged for weeks in Hawaii, San Francisco, Orlando, New Orleans, and Playa del Carmen in Mexico to name just a few.
Remaining week begins on June 5th in 2026. The unit is fully furnished and equipped two bedroom units and sleep six – two each in the bedrooms, and the couch folds out into another bed for two.
There are two bathrooms, with a jacuzzi tub in the master bath.
There is also a full kitchen and dining area, fully equipped to enjoy meals at home.
In the mirrored closet in the living area, you have your own hot water heater, and a washing machine and dryer. Wifi access is included, and cable TV in both bedrooms and living room.
Outside, you’ll find patio furniture and your own hot tub!
The community also has one of the largest indoor pools in Ocean City, a sauna, outside pool, tennis and handball courts.
Weeks run Friday to Friday. Again, I pay legal fees for deed transfer. Maintenance fees for 2026 have already been paid – you just need to pick up maintenance fees beginning in 2027.
Maintenance fees are $1199/year, and can either be paid in full, or arrange a monthly debit plan with the management company.
LAST WEEK AVAILABLE:
Week #23 (in 2026, starts June 5th) – This is a great week, especially if you have kids in schools. Most schools have just let out, the Memorial Day crowds are gone, and you can enjoy the start of summer. The Boardwalk is up and running, and you don’t have the full heat of Maryland summers yet. This unit is on the second floor next to a canal, so it also has a water view.
BONUS – Remember: 2026 maintenance fees already paid! No fees for you until 2027!
